JOB SUMMARY:

LNT Care Developments is looking for an experienced Utilities Manager to join our Development and Technical team, supporting a growing development programme of up to 30 projects per year.

This is a key front-end development role, responsible for managing electricity, water and permanent fibre connections from pre-exchange land due diligence through to quotation, procurement and order placement, followed by a structured handover to our delivery team.

KEY RESPONSIBILITIES:

  • Working closely with our Land, Development, Technical, Legal, Commercial and Construction teams, you will:
  • Lead pre-exchange utilities due diligence, establishing capacity, connection strategies, indicative costs, lead times and key risks to support land acquisition decisions.
  • Work to stringent exchange deadlines, proactively obtaining the information needed to ensure utility matters do not unnecessarily delay site acquisitions.
  • Ensure proposed utility solutions are compatible with the site’s legal and land position, including consideration of easements, wayleaves, access rights and third-party land requirements.
  • Manage electricity, water and fibre applications, liaising directly with DNOs, IDNOs, ICPs, water companies, fibre providers and contractors.
  • Apply strong technical knowledge of HV/LV infrastructure, points of connection, substations, capacity and reinforcement requirements.
  • Obtain and assess quotations, challenge costs and proposed solutions, and secure the best appropriate commercial outcome for LNT.
  • Progress utility packages through to quotation acceptance and order placement, coordinating internal approvals and requirements.
  • Complete a comprehensive handover to the delivery team, clearly identifying the agreed solution, programme, legal requirements, outstanding actions and risks.
  • Maintain an accurate portfolio-wide utilities tracker, proactively managing priorities, long-lead items and key deadlines.
  • Where required, provide additional support to the delivery team, including cover during holidays, absences and periods of increased workload.

SKILLS AND QUALIFICATIONS:

You will ideally have:

  • 5+ years’ experience within utilities, utility connections or infrastructure delivery.
  • Strong technical knowledge of electricity connections and HV/LV infrastructure.
  • Experience working with DNOs, IDNOs, ICPs and other utility providers.
  • Good knowledge of water and fibre connection processes.
  • Experience taking utility requirements from feasibility through application, quotation and order placement.
  • An understanding of utility-related legal requirements, including easements, wayleaves and third-party land.
  • Strong commercial awareness and confidence challenging costs, programmes and proposed solutions.
  • The ability to manage multiple projects and deliver accurate information against demanding deadlines.
  • A proactive, persistent and highly organised approach with strong stakeholder-management skills.

WORKING HOURS & LOCATION:

  • 40 hours per week, Monday to Friday.
  • Based in an office environment with occasional site visits.
