LNT has a dedicated land acquisition team led by two experienced Chartered Surveyors, with a network of retained agents and third party introducers throughout the key search areas.
LNT will agree Heads of Terms and simultaneously prepare the planning application whilst final contracts are agreed.
Upon exchange of contracts planning application is submitted.
As soon as planning is approved the contract is completed and LNT will commence site operations.
Design and Planning
LNT has developed a suite of set piece designs that have proven capability in being able to deliver top quality care. These designs have been developed over the last 10 years working in partnership with clients and our own in house operating business – Ideal Carehomes. We have built over 50 care homes since 2009.
We have our own in house design team, CAD technicians and Chartered Town Planners.
The standard designs mean that LNT Construction can follow a clear and defined construction program throughout the build period – typically 50 weeks. This is not timber frame or modular construction. Our buildings are of high quality, traditional construction, block and beam, cavity walls part rendered, pitched roofs with TRADA trussed roof system, solid and metal frame internal walls.
The plumbing, heating, lighting and electric systems are designed hand in glove with the main building, ensuring they are properly planned in to the build and efficiently and neatly set out with clear operational manuals for the customer.
Every building has Ground Source Heat Pumps, Solar Thermal roof panels, underfloor heating and complies with Governments future energy targets.
Successive customers have been surprised and delighted at the full extent and presentation of an LNT fit out package. Our homes are delivered to the customer at practical completion FULLY furnished and equipped right down to cutlery, catering smalls, bed linen, handy-man’s tool kit and lawnmower. The whole home is dressed with pictures hung, cushions arranged and ornaments in place. Literally turn of key!
Staff recruitment and Training
Recruitment of management and staff including training and induction program, set up of rotas and operational format.
A pre-opening marketing program, which, for brand new operators, can include design of house style, web site, letterhead and associated marketing material.
CQC REGISTRATION AND COMMISSIONING ASSISTANCE
Commissioning of the home on final Building Regulations approval, Practical Completion and CQC Registration. For new operators, this can include assistance with the CQC application, policies and procedures and always full Operational and Maintenance Manuals.
Gardens will include open and secure areas with level access to and from various ground floor rooms. Sympathetically designed and arranged sensory gardens, with raised flower and vegetable beds, lawned areas, wander paths, ornamental features and potting shed. Gardens are presented fully turfed and seeded with mature shrubs and young trees to give an immediately established appearance and feel.

Home Opening with full Professional and Public Open Days
Our team will orchestrate and run two complete home opening days with a range of professional and sector related contacts invited to the first and often including a local dignitary or associated celebrity; and a second open day with the doors thrown open to welcome the public and prospective clients.
